The 25-story Smart Brickell is making good construction progress, new photos show.

The project will include three towers at the same height. Only the first tower is now rising.

Photos released by developer Habitat Group on October 9 show that the first tower had reached the eighth floor.

A foundation pour for the tower took place in March.

The first tower will include 50 hotel rooms and 50 condos. It is being funded by a $24 million loan from ocean bank.

At the ground floor, the project will have 12,000 square feet of commercial set aside for retail, cafe or restaurant.

Habitat is the developer. Beauchamp is the construction contractor.


Renderings Show West Brickell’s Future, Including Thousands Of New Residential Units


New renderings show the extent of the transformation that West Brickell will experience over the next five years.

Developers are planning at least 3,120 condos, 1,450 hotel rooms, and 390,000 square feet of commercial space in a total of 11 projects slated for completion by 2024.

Data and renderings were provided by Habitat Group, which is developing several projects in the area.

Habitat’s upcoming West Brickell projects include:

  • Smart Brickell – set to break ground imminently, it will include three towers: Tower 1, a residential condo tower with 100 units; Tower 2, a 100-room hotel and condo tower; and Tower 3, with 97 residential units. The project will also include approximately 12,000 square feet of commercial space that will be used for a café, restaurant and retail.
  • Brickell Lux will include 108 residences, 60 hotel rooms and retail space.
  • Millux Hotels – two hotels will be built with a total of 114 rooma. Each hotel will have an independent rooftop bar, lounge and pool deck.

Other area projects will include Chetrit Group’s River Walk, and The Gallery at West Brickell, proposed by Related Group to include affordable, workforce and market rate housing.

Smart Brickell Gets Planning Approval, Applies For Construction Permit

Miami’s Office of Zoning has granted approval for the Smart Brickell project, according to a notice posted on the city’s website.

A phased vertical construction permit is listed as pending, city records show.

Demolition was underway as of November, with the demolition permit approved by the city in September.

Sales for the project’s  Tower 2 launched in November following sellout of the first tower. Groundbreaking is scheduled for Q4 2019.

Tower 2 is a 25-story tower that will include 50 hotel rooms and 50 condos. Units are being offered finished and furnished, with Airbnb or other short term rentals allowed up to 24 times annually.

Smart Brickell is planned to include three towers. Developer Habitat Group has several other projects planned in Brickell including Millux, with two hotels and 57 hotel rooms, and another mixed-use project.

Hernando Carrillo is the architect, with interiors by Arquitectonica. Cervera is handling sales.

Demolition Underway At Smart Brickell Site, Groundbreaking Expected Q1 2019


Habitat Group has announced that they have sold out the first of three towers proposed at Smart Brickell, and started demolition at the site.

Two apartment buildings currently on the site are being demolished to make way for the first tower, the developer said.

Materials from the duplexes on the site now being demolished will be recycled for use in the new tower, as part of the developer’s focus on sustainability and environmental responsibility. LEED certification will also be obtained.

Groundbreaking is now expected in the first quarter of 2019, with completion in 2020.

Habitat has several other projects in the works in Brickell. They include an unnamed mixed-use hotel, residential, and retail project, one block from Smart Brickell. Habitat is also planning to develop Millux,  which will include two hotels with 57 hotel rooms each three blocks away from Smart Brickell.

Smart Brickell Reaches 50% Sold, Begins Converting to Contract


Conversion to contract is now underway at Smart Brickell.
According to developer Habitat Group, the first tower is now 50% sold. Conversion to contract will begin February 15.
In total, the $120 million project will include three towers with 170 condos and 150 hotel rooms. Condos range in price from $318,000 to more than $400,000 and range in size from 558 to 1,117 square feet.
Condos are being sold fully finished and furnished, with smart tech such as Nest and Alexa. Owners may choose either a two-year fixed annual leaseback or to live there themselves. Airbnb rentals are also allowed.
Groundbreaking is now scheduled for late 2018.
Arquitectonica is overseeing interior design and furnishing.
